The estimate comes from a price model fitted on HDB resale transactions since 2021. It prices a flat by its town, flat type, floor area, storey, remaining lease, distance to the nearest MRT station and to the city centre, and the land use around the block, and adjusts for the month of sale. Each block then carries its own adjustment: how its sales in the last 24 months ran above or below the model, which picks up what those features miss (a view, a layout, a corner of the town). For a block it estimates a typical flat of the type you pick, using the block's usual floor area and storey.
The range around the estimate is the model's typical error on sales it was not fitted on, so most flats in the block sell inside it. A high floor, a renovated unit or an unusual layout can sit outside it.
HDB values the flat only after the Option to Purchase, through a Request for Value: where it fits in the purchase.
Search your block on this page. It estimates what a typical flat of your type in that block would sell for now, from recent resale prices of similar flats adjusted for size, storey, remaining lease and location, and shows the likely range around that figure.
No. The official HDB valuation is ordered only after the Option to Purchase is granted, and it decides how much can be paid with a loan and CPF. This is an independent model estimate from public resale records on data.gov.sg; the official figure can differ.
The estimate is for a typical unit in the block. A higher or lower floor, a larger or smaller unit, the renovation and the facing can all move a specific flat's price, which is why the page shows a range rather than a single number.
