How the calculator works

An HDB loan or a bank loan can cover up to 75% of the price. The HDB loan charges 2.6% a year for up to 25 years; a bank loan on an HDB flat runs up to 30 years at the bank's rate, but past 25 years, or past age 65, it can cover only 55% and needs 10% in cash. The instalment is the standard monthly repayment on the loan, and the rest of the price is the downpayment, paid from cash and CPF along with the buyer's stamp duty.

The instalment may take at most 30% of gross monthly income (the mortgage servicing ratio). Banks must test that at 4% or the actual rate, whichever is higher, so a bank loan needs more income than its instalment suggests. Figures last checked on 5 Oct 2026.

Quick answers

How much can I borrow for an HDB flat?

Up to 75% of the price or valuation, whichever is lower, on either an HDB loan or a bank loan — less if a bank loan runs past 25 years or age 65 (then 55%), less if the remaining lease does not cover the youngest buyer to age 95, and less if your income cannot service it under the 30% limit.

HDB loan or bank loan?

The HDB loan's rate is fixed to the CPF rate (2.6% now) and needs no cash downpayment, but has an income ceiling. A bank loan can be cheaper when rates are low and needs at least 5% of the price in cash; it can run up to 30 years, but past 25 years, or past age 65, it covers only 55% of the price and needs 10% in cash. Moving from an HDB loan to a bank loan is possible; moving back is not.

What income do I need for an HDB loan?

The monthly instalment may be at most 30% of the household's gross monthly income. Enter the price above and the calculator shows the income that loan needs.
